Method reviewed:
Start with the office, not an area average
A price per square foot for an entire district cannot establish the value of one office. Select the registered building or project and enter the office size and asking price. Purchase checks use ready-office sales; residential apartments, shops and off-plan records are excluded.
Read the range alongside the evidence
The centre is a weighted median of selected prices per square foot, scaled to your office size. The range is the weighted middle 50% of those records. Above the range means the asking price is higher than that selection, not that a lower price is guaranteed. Check the sample size and dates before using it in a negotiation.
Separate the purchase price from ownership costs
Add the costs and expected annual rental income that apply to your case. The report models acquisition costs, operating costs, net yield and stress scenarios from your inputs. Missing costs and assumed rental income are not verified market facts. If you plan to occupy the office, do not treat an investment yield as a saving on your own rent.
Compare like with like before choosing
You can compare up to three offices in purchase mode in the Business workspace. Keep size, fit-out and intended use in view. Compare rental options separately in lease mode; the product does not produce a complete buy-versus-lease financing model.
