Method reviewed:
Choose new lease or renewal first
New leases and renewals are different evidence groups. HomePulse Business keeps them separate rather than mixing them into a single rent benchmark. Enter annual rent, office size and the registered location; an asking rent from an advertisement is an input, not a completed contract.
Use the benchmark to ask better questions
The benchmark scales selected annual rents per square foot to your office size. Inspect the contract dates, record count and range. A difference may justify questions about fit-out, parking, incentives or contract terms; the registry does not establish that those features match.
Budget beyond the headline rent
Add service charges, fit-out, moving costs and other relevant inputs. The report separates annual occupancy costs from first-year cash needs. A refundable deposit is shown as cash tied up, not treated as an annual operating expense. These are your scenario inputs, not automatically verified charges.
Compare a shortlist in lease mode
Compare up to three office checks of the same transaction type in one browser tab. Look at the registered evidence and your total costs together. Independently confirm payment timing, rent-free periods, renewal wording and the activities allowed in the unit before committing.
