Home Pulse uses Dubai Land Department transaction, Ejari rent-contract and real-estate project datasets supplied through Data Dubai. The product is independent and is not affiliated with Dubai Land Department or Data Dubai.
02 · COMPARABLES
Specific before broad
Valuation evidence starts with the closest reliable match available: the same building or project, compatible property type and bedrooms, and units closest in size. Recent records receive more weight. If building evidence is insufficient, Home Pulse may widen to a documented area-level sample and lowers confidence accordingly.
- Match location and property identity.Building or project evidence is preferred over area-wide evidence.
- Select close-size records.The narrowest size band with enough observations is used before widening the sample.
- Remove invalid evidence.Non-sale procedures, implausible values and statistical anomalies are excluded where relevant.
- Weight recency and similarity.More recent, closer-size evidence influences the estimate more strongly.
03 · CONFIDENCE
A range, not a promise
Home Pulse reports an evidence range and a separate valuation-confidence measure. Confidence reflects the number, recency, location precision and size similarity of the selected records. A property-health or deal score is a decision summary; it is not the probability that the estimate is correct.
04 · MODELED VALUES
Registered facts and assumptions stay separate
Transaction prices and rent contracts are registered evidence. Net yield, ownership costs, vacancy, service charges and future returns can include modeled assumptions when exact property-level inputs are unavailable. Reports label these assumptions so users can replace them with verified figures during due diligence.
05 · LIMITATIONS
Decision support, not formal advice
Official datasets do not fully describe unit condition, view, floor, renovation quality, furnished status, exact service charges, financing terms or every commercial concession. Project supply is area context and does not predict demand or completion with certainty.
