Home Pulse turns registered DLD transaction records into comparable evidence by building, unit size, property type and recency.

A registered transaction is not automatically a valid comparable. Home Pulse excludes non-sale procedures and implausible values, then selects and weights the closest recent evidence for the question being answered.

How Home Pulse uses transaction history

The database contains millions of normalized records, but every result uses a focused subset. Geography, building, type, bedrooms, size, date and data quality determine whether a record is relevant.

Building history

Recent sales in a specific building or project.

Area trends

Current 12 months compared with the preceding 12 months.

Price per sqft

A normalized rate for comparing different unit sizes.

Comparable selection

The narrowest usable size band with recency weighting.

Outlier control

Implausible prices and non-sale procedures are excluded.

Evidence date

Every published result states its latest source date.
