Before you list: set a price you can explain
Start with the value range, then check what makes your apartment different. Your asking price and the amount you would accept are separate decisions.
Find close comparisons
Use recent registered sales with a similar size and bedroom count in the same building. Keep completed homes and off-plan purchases separate; widen the search only when close evidence is limited.
Check the differences
Verify view, floor, condition, tenancy, service charges and payment terms. A building average cannot price every feature, and renovation spending does not automatically add the same amount to resale value.
Review the offer as a whole
Compare the offer with the supported range, then consider timing, conditions, sale costs and any mortgage balance. Transaction activity is useful context, but it does not tell you how many days your apartment will take to sell.
An asking price is not an agreed sale price
Illustration only, not a live valuation: you ask AED 1,500,000, comparable evidence suggests AED 1,350,000–1,450,000, and a buyer offers AED 1,400,000. The offer falls inside that illustrative range. That is a reason to review its terms, not an instruction to accept it or a promise of the final sale price.

Does the valuation include rent and yield?
Where enough registered Ejari evidence exists, the result adds rental context and an indicative yield alongside the sale-value range.
Is the property valuation free?
The preliminary check is free. The complete evidence report is a separate paid product; its price and sample are shown on this page. Neither is a regulated valuation certificate.
Should I accept an offer below my asking price?
Compare the offer with recent matched sales and check the property differences, timing, costs and offer conditions. A discount to your asking price alone does not establish whether an offer is fair.
