How much should you offer for a Dubai apartment?
Start with comparable completed sales and the details of the apartment. A fixed discount from the listing price cannot tell you what a particular home is worth.
Start with the apartment, not a discount percentage
Before making an offer, write down the building, bedroom count, area, asking price, occupancy and payment terms. Separate the price you are testing from your maximum total budget. A property can be fairly priced and still cost more than you can comfortably commit.

Choose sales that answer your question
The DLD real estate data service provides registered market data. To use sales as comparisons, check what the records actually describe:
- Start in the same building or project with a similar bedroom count and size.
- Separate completed apartments from off-plan purchases with different delivery dates or payment schedules.
- Check the transaction date and procedure. A transfer is not automatically a suitable resale comparison.
- Widen to the surrounding area only when close evidence is insufficient, and make that change visible.
Price per square foot helps compare sizes, but it does not remove differences in layout, condition or view. A single unusually low sale is not a reliable target. Our methodology explains how the check selects and qualifies evidence.
A worked example: what the price gap does and does not mean
This is an invented example for arithmetic, not current market evidence or a recommended offer. An apartment of 900 sqft is listed at AED 1,500,000. Suppose a relevant comparison rate is AED 1,600 per sqft. Multiplying the area by that rate gives AED 1,440,000. The gap to the asking price is AED 60,000, or 4% of the asking price.
That calculation identifies a question to investigate: what explains the gap? It does not establish that the seller will accept the comparison amount, or that the apartment is overpriced. Check the underlying range and the differences between the homes before choosing an offer.
Verify the differences before negotiating
Ask for evidence about the view, floor, maintenance condition, service charges and any existing tenancy. Confirm what is included in the sale, the proposed timing and financing conditions. Keep an unknown item marked as unknown instead of inserting an optimistic adjustment.
Include transaction costs, financing costs where applicable and any immediate work in your budget. Use current written quotes and official fee information for your own transaction. The amount offered for the apartment is not the whole amount you will spend.
Present an offer that can be discussed
A useful explanation names the apartment, the comparison period and relevant sales, then identifies material differences and the proposed terms. For example: “These are the comparable sales I reviewed. Could you explain the price difference and confirm the service charges and tenancy terms before I finalise my offer?”
This is a discussion prompt, not a contract. Confirm binding terms through the appropriate transaction process. Do not claim there is a standard discount that every Dubai seller must accept.
