DATA UPDATE POLICY
Fresh data is useful only when its limits stay visible.
Home Pulse records source freshness separately from the date an analysis or article is generated and never treats an area metric as a valuation of a specific unit.
Refresh and source dates
Transaction and Ejari sources are designed for daily synchronization; registered project data is refreshed on a slower schedule. Every public metric or article displays the latest evidence date available to that calculation.
If a source refresh fails or becomes stale, the previous verified snapshot may remain visible with its original date. Home Pulse does not relabel old evidence as current.
Validation rules
Non-sale procedures, implausible prices, future-dated market rows and unusable property sizes are excluded from decision metrics. Multi-property Ejari contracts are excluded from unit-rent evidence so a repeated total amount is not counted as several comparable rents.
Property analysis begins with recent building or project evidence and widens the search only when close records are insufficient. Sample size, confidence and remaining due-diligence gaps are part of the result.
Versioning and correction
Published market articles use committed snapshots rather than silently changing with every database refresh. A new period receives a new article or a clearly dated update.
When a material data or calculation error is confirmed, Home Pulse updates the affected output, its modification date and the supporting source note.
