An asking price is a proposal. A registered sale is evidence.
Both numbers can be useful, but they should never be treated as the same thing.
What a listing tells you
The asking price shows what a seller or agent wants today. It can reflect negotiation strategy, urgency, furnishing, view and expectations, but it is not proof that a buyer accepted that value.
What DLD evidence tells you
A registered sale records a completed transaction. After filtering non-sale procedures and implausible values, it is stronger evidence of what the market has recently paid.
Why fresh records matter
Property markets move. Home Pulse prioritises recent records and makes the evidence date explicit, rather than using a lifetime average that can hide a changing market.
Why one record is not enough
A single transaction may involve an unusual floor, view, condition or relationship between parties. A weighted range of close recent records is more useful than copying the latest price.
