Dubai Market Pulse: unit sales slowed while new flat rents rose — August 2026
From July 2026 to August 2026, eligible DLD unit sales fell 13.2% from 12,102 to 10,506 and median price per sqft slipped 0.4%. Eligible new Ejari flat contracts rose 56.1% from 12,686 to 19,801, while median annual rent increased 6.4%. Displayed median levels are rounded to the nearest AED; percentage changes use unrounded medians.
Executive summary
- Registered unit-sale activity slowed, while the price-per-sqft median barely moved. Eligible sales fell from 12,102 in July 2026 to 10,506 in August 2026, or -13.2%, while median AED/sqft moved from 1,716 to 1,709, or -0.4%.
- The sales slowdown was broad rather than isolated. Among 26 areas with at least 100 eligible sales in both months, volume fell in 19 and rose in 7; those areas represented 86.7% of August's eligible sales. Median AED/sqft fell in 17 areas and rose in 9.
- A higher ticket did not mean a higher unit rate. Median registered sale price increased from AED 1,050,000 to AED 1,100,000, or 4.8%, while median area increased from 699 sqft to 720 sqft, or 3.0%.
- New flat-rent registrations moved in the opposite direction. Eligible new Ejari flat contracts increased from 12,686 to 19,801, or 56.1%. Median annual rent rose from AED 62,999 to AED 67,000, or 6.4%, and median rent per sqft rose from AED 82 to AED 88, or 7.5%.
Unit-sale activity slowed across most high-volume areas
Dubai recorded 10,506 eligible DLD unit sales in August 2026, down from 12,102 in July 2026, an observed change of -13.2%. Both comparison periods contain 31 calendar days, so the difference is not caused by unequal month length.
The breadth check covered 26 areas with at least 100 eligible sales in both months. Their 9,113 August sales represented 86.7% of the citywide eligible sample. Volume fell in 19 of those areas and rose in 7, indicating that the lower citywide count was spread across much of the high-volume market rather than driven by one area alone.
This is a liquidity observation, not a demand forecast. Summer seasonality, timing of project launches, registration processing and changes in the mix of areas or projects could all contribute to the monthly difference.
The headline unit rate was stable, but the transaction mix changed
Median price per sqft moved from AED 1,716 in July 2026 to AED 1,709 in August 2026, or -0.4%. In the same 26-area breadth sample, median price per sqft fell in 17 areas and rose in 9.
At the same time, median registered sale price rose from AED 1,050,000 to AED 1,100,000, or 4.8%, and median registered area rose from 699 sqft to 720 sqft, or 3.0%. The off-plan share eased from 75.8% to 74.4%, a change of -1.4 percentage points. Together, these movements show why a citywide ticket price should not be read as like-for-like property appreciation.

New Ejari flat registrations carried higher rent medians
The eligible new-contract sample increased from 12,686 in July 2026 to 19,801 in August 2026, or 56.1%. Median annual rent increased from AED 62,999 to AED 67,000, or 6.4%, while median rent per sqft increased from AED 82 to AED 88, or 7.5%. Median registered area moved from 808 sqft to 803 sqft, or -0.6%.

These are newly registered flat contracts, not the renewal market and not a same-unit rent index. The increase can reflect tenancy seasonality, registration timing and a different mix of locations, bedrooms, buildings, furnishing and contract terms. It should not be interpreted as a forecast for the next lease or as evidence that every flat's rent rose by the same amount.
How to use this monthly pulse
For a sale decision, use the lower August count as a signal to check recent building- or project-level liquidity, then compare similar units by registration type, size, bedroom profile and transaction date. For a rental decision, compare the same contract type and a close building or project set rather than applying the citywide new-contract median to a specific home.
This edition does not calculate gross yield or assess registered project supply, so it makes no yield ranking or supply conclusion. The observed sale and rent movements point in different directions and should be treated as separate market signals.
Definitions and limitations
The evidence date is 2026-08-31. July 2026 and August 2026 are complete 31-day calendar months. The sales sample contains 22,608 distinct DLD transaction IDs classified as Unit and sale across both months. It excludes actual values at or below AED 10,000, procedure areas at or below 10 sqm, and derived prices outside AED 100 to AED 20,000 per sqft. Price per sqft equals actual worth divided by procedure area converted at 10.76391041671 sqft per sqm.
The rental sample contains 32,487 distinct Ejari contract IDs across both months, restricted to New contracts classified as Flat with one database row and one registered property. It excludes annual amounts at or below AED 5,000, actual areas at or below 10 sqm, and derived annual rents outside AED 5 to AED 1,000 per sqft.
The area breadth check includes only areas with at least 100 eligible sales in each month. Medians reduce the influence of extremes but do not control for property quality, condition, view, floor, payment plan, service charges, concessions or reporting changes.
