Why the closest recent evidence matters more than the biggest dataset

A large sample can create false confidence when the records come from the wrong building, time period or unit size.

Start with the same building

Home Pulse first searches registered sales in the building or project named by the user. A 700 sqft apartment in Palm Jumeirah is not treated as equivalent to a 700 sqft apartment in JVC.

Use the freshest useful evidence

The model prioritises transactions from the latest six to twelve months. It expands the time or size window only when at least five usable close records are unavailable.

Separate result quality from property quality

Valuation confidence measures the strength of evidence. Property or deal quality measures the economic result. A good investment can have low evidence confidence, and a poor deal can be supported by strong evidence.

Keep the limitations visible

View, floor, condition, renovation, exact service charge and payment plan are not consistently available in the open registry data. Reports identify these as due-diligence questions rather than pretending they are known.
