DUBAI BUYER CHECK
Dubai court orders AED 4,650,000 payment after property and Golden Visa fraud
A buyer handed over AED 4,350,000 but received neither registered ownership nor a Golden Visa. The official route depends on verifiable ownership and current government criteria, not a private guarantee.
What happened
On 2026-09-08, Emarat Al Youm reported that the Dubai Civil Court of First Instance ordered two people convicted of fraud to pay an investor AED 4,650,000 in total: the return of AED 4,350,000 plus AED 300,000 in compensation. According to the report, the investor handed over AED 4,350,000 in cash after being promised property returns and help obtaining a Golden Visa. No sale contract was completed, ownership was not transferred, and no visa was obtained.
Who is affected
The practical warning applies to prospective Dubai property buyers who are offered a residency outcome alongside a purchase, especially when they are asked to transfer money before the sale and ownership path can be verified. The case does not show that the official Golden Visa route is unsafe; it shows the risk of treating a private promise as a substitute for registration and government approval.
Why it matters
Dubai Land Department's official property-investor service says the applicant must own property with a purchase value of at least AED 2,000,000 to apply for a renewable 10-year residence permit. An electronic certificate of title or title deed is among the required documents. A document shown by a seller, a booking form or a verbal Golden Visa assurance is therefore not proof that ownership has transferred or that an application will be approved.
What remains uncertain
The public court report does not identify the property or publish the case number. It also does not confirm whether the civil award has been paid or whether a further appeal is available. The ruling should not be read as meaning that every unsuccessful Golden Visa promise is fraud; official eligibility is assessed on the facts and documents of each application.
What to verify
Before transferring funds, obtain the written sale documents and use Dubai Land Department's official service to verify the title deed. Confirm the exact property, current owner, transaction registration path and payment recipient. Check the current Golden Visa requirements and application channel directly with the responsible government service, and do not treat an intermediary's guarantee as approval. If the ownership, contract or payment route is unclear, obtain qualified independent legal advice before proceeding.
Home Pulse takeaway
Treat the property purchase and the residency application as two separate, verifiable processes. Base the property decision on registered ownership, written terms and a traceable payment path; treat Golden Visa eligibility as a later official determination, not as a reason to release money or pay a premium on an unsupported promise.
