At registered area median rates, AED 1.5m implies about 1,069 sqft in Dubai Sports City but 481 sqft in Downtown Dubai. This is a screening calculation, not a claim that either unit is available or comparable.

Area price levels create a wide size proxy

Dubai Sports City produces the largest modeled proxy in this set at 1,069 sqft, followed by JVC at 991 sqft and Arjan at 969 sqft. Downtown Dubai produces 481 sqft, Business Bay 583 sqft and Dubai Marina 615 sqft. The spread is useful for deciding where to investigate, not for assuming an exact bedroom count, condition or view.

An alternative explanation for part of the gap is transaction mix. Area medians can combine apartments, villas, smaller units with higher per-sqft rates, and completed or off-plan registrations. A specific building may sit materially above or below its area median.

More modeled space can coincide with more competing supply

JVC's 991 sqft proxy sits beside 27,894 registered pipeline units; Arjan's 969 sqft beside 8,262; and Dubai Sports City's 1,069 sqft beside 5,398. Dubai South combines a 920 sqft proxy with the set's largest pipeline at 31,740 units.

Pipeline units cover registered projects at different stages. They do not show that every unit will complete on schedule, be comparable to the target home or enter the rental and resale market at the same time. Building-level completion timing remains a due-diligence question.

The median transaction ticket tests whether the proxy is plausible

The median registered sale value is AED 1.5m in DAMAC Lagoons, AED 1.05m in JVC and AED 3.09m in Downtown Dubai. A budget above an area median may encounter more registered possibilities than one far below it, but the median does not describe distribution, unit type or currently available stock.

The practical next step is an exact-building screen: match property type and size, separate completed and off-plan evidence, and add acquisition costs, service charges, financing and condition before deciding whether the budget works.

  1. Use the implied area-level size only to choose where to run a deeper registered-sales search.
  1. Compare the exact building, property type, bedroom count and size band; separate completed from off-plan registrations.
  1. Reserve budget for transfer and mortgage costs, service charges, fit-out or repairs, and test achievable Ejari rent where income matters.

Questions the area screen cannot answer

  • Are there recent registered sales near AED 1.5m in the exact building and unit-size band?
  • How much of the area median comes from a different property-type or completed/off-plan mix?
  • Which pipeline units are genuinely comparable and when are they expected to complete?

Method and limitations

  • The sample contains 11 public comparison areas, each with at least 100 filtered registered sales in both windows; the actual minimums are 1,928 latest-window sales and 1,594 prior-window sales, and confidence is 95% throughout.
  • The latest window is the 12 months ending 2026-08-20. Sales are filtered registered transactions with implausible values and non-sale procedures excluded.
  • The implied size divides AED 1,500,000 by the area median sale price per sqft and rounds to the nearest sqft. It excludes transaction costs, financing and service charges and is not an observed unit, available listing, valuation or forecast.
  • Area medians do not control for building, unit size, property type, quality or completed/off-plan mix. Observed momentum describes the latest and prior 12-month medians; it is not a prediction.
  • Indicative gross yield divides area median rent per sqft by area median sale price per sqft. Pipeline counts cover the wider registered area. Neither is a net return or building-specific outcome.
