Dubai delivered 24,537 new property units in H1 2026
Completed supply rose by more than 36% year on year, but the citywide figure does not show which buildings face the most competition.
What happened
Dubai completed 104 real estate projects in the first half of 2026, up from 75 in the same period of 2025, according to Dubai Land Department data reported by Emirates News Agency.
The completed projects added 24,537 new property units, compared with 18,043 a year earlier. Their total investment value exceeded AED 111 billion, up from AED 73 billion. Completed and ready-for-handover built-up area reached 1.95 million square metres, compared with 1.58 million square metres in H1 2025.
Why it matters
More completed stock increases the number of ready homes competing for buyers and tenants. Around large handovers, that can affect leasing incentives, occupancy, resale liquidity and the time needed to sell or rent a unit.
The impact will not be uniform. A district with strong population growth and limited comparable stock can absorb new supply differently from a community where several similar buildings hand over at the same time.
What the headline does not show
The citywide total does not identify the communities, buildings or unit types receiving the new stock. It also does not measure absorption, vacancy, asking-rent changes or resale discounts after handover. The AED 111 billion figure is the investment value of completed projects, not citywide sales turnover.
