A rising median is stronger evidence when transactions rise too.

DAMAC Hills, Arjan and Dubai Sports City combine positive price momentum with more registered sales than in the prior 12 months. Business Bay, Downtown Dubai and JVC show rising medians alongside lower sales volume—a divergence that needs building-level checking.

Executive Summary

  • DAMAC Hills records the strongest observed price momentum in this 11-area set at +25.7%. Registered sales also rose 19.8%, from 1,594 in the prior window to 1,909 in the latest window.
  • Dubai Sports City combines +14.2% price momentum with a 13.7% increase in registered sales, from 3,574 to 4,064. Arjan also has both signals positive: +14.5% price momentum and +8.5% sales volume.
  • Business Bay's median price per sqft rose 12.4% while registered sales fell 18.5%, from 12,400 to 10,111. Downtown Dubai and JVC show the same price-up, volume-down pattern.
  • Dubai Marina records -5.3% price momentum and a 54.0% decline in sales count, from 8,600 to 3,953. This describes the registered area sample; it is not a forecast for every building.

Eleven areas across the same two 12-month windows

Price momentum is the change in median registered sale price per sqft in the latest 12 months versus the immediately preceding 12 months. The table also retains rent and registered-project guardrails; gross yield is indicative, not a net-return forecast.

Three areas have price and transaction volume moving together

DAMAC Hills (+25.7% price momentum; +19.8% sales volume), Dubai Sports City (+14.2%; +13.7%) and Arjan (+14.5%; +8.5%) have both measures positive. That makes their area medians less dependent on a shrinking transaction count, but does not prove that every building or unit type followed the same path.

Supply remains an alternative pressure. The registered pipeline is 2,289 units in DAMAC Hills, 5,398 in Dubai Sports City and 8,262 in Arjan. Timing, completion probability and the mix of competing units are not captured by a single pipeline count.

Rising prices with fewer sales deserve a mix check

Business Bay has +12.4% price momentum while sales volume is down 18.5%. Downtown Dubai shows +11.4% and -29.3%; JVC shows +8.7% and -22.9%. These are not contradictions: median price per sqft can rise while fewer transactions are registered.

One alternative explanation is transaction mix. A higher share of premium buildings, smaller units with higher per-sqft rates, or off-plan registrations can lift an area median even when like-for-like completed units move less. Exact-building, bedroom and size evidence is required before applying the area signal to a property.

Dubai South shows why volume alone is not momentum

Dubai South has the largest increase in registered sales volume at +55.5%, from 9,987 to 15,530, but its observed price momentum is +3.7%. More transactions indicate a broader active market; they do not automatically imply faster price growth.

The area also has 31,740 registered pipeline units, the largest count in this set. The figure includes projects at different completion stages and does not mean every unit will complete on the current timetable.

How to use the two-signal view

  1. Use price momentum to identify observed area movement, then check whether sales volume expanded or contracted.
  1. Move to the exact building, bedroom count and size band before treating the area median as relevant to a property.
  1. Check completed-versus-off-plan mix, service charges, achievable rent and competing completions before making a purchase decision.

Questions the area comparison cannot answer

  • How much of the price movement came from a different mix of buildings, unit sizes or registration types?
  • Does the exact building have enough recent like-for-like registered sales?
  • When are nearby pipeline units expected to complete, and how many directly compete with the target unit?

Method and limitations

  • The sample contains 11 public comparison areas, each with at least 100 filtered registered sales in both windows; the actual minimums are 1,909 latest-window sales and 1,594 prior-window sales.
  • Sales are filtered registered transactions with implausible values and non-sale procedures excluded. The latest window is the 12 months ending 2026-08-13; the prior window is the immediately preceding 12 months.
  • Price momentum compares area median sale price per sqft across those windows. Sales-volume change compares transaction counts. Neither controls for building, unit-size, property-type, completed/off-plan or quality mix.
  • Ejari indicators use eligible single-property contracts. Indicative gross yield divides area median rent per sqft by area median sale price per sqft and is not a net property return.
