Higher yield is only half the story.
JVC leads this 12-area set on indicative gross yield, DAMAC Hills leads on price momentum, and Dubai South carries the largest registered project pipeline. None of those signals should be read alone.
Executive Summary
- Jumeirah Village Circle has the highest indicative gross yield in this 12-area comparison at 6.0%, but it also has 27,894 registered pipeline units and a High supply-risk label.
- DAMAC Hills shows the strongest observed price momentum at +25.6%, supported by 1,914 registered sales in the latest 12-month window versus 1,596 in the prior window.
- Dubai South has the deepest registered pipeline at 31,740 units. Its area-level gross yield is 4.8% and price momentum is +3.6%, so supply deserves building-level investigation before a purchase decision.
- Dubai Marina records -5.1% area price momentum despite Very high liquidity. A liquid market can still contain falling, flat and rising buildings at the same time.

The table uses the same latest and prior 12-month windows for every area. Gross yield is an area-level indicator, not a net return forecast for a specific property.

Yield leaders also need a supply check
JVC combines a 6.0% indicative gross yield with 14,198 registered sales and 24,142 Ejari contracts in the latest window. That is a broad evidence base, but 27,894 pipeline units mean investors still need to test the exact building, completion timing and competing stock.
Dubai Sports City and Dubai Hills both show 5.6% indicative gross yield. Their price level and supply context differ materially, which is why a single yield ranking cannot decide between them.
Momentum is strongest in DAMAC Hills, not across every submarket
DAMAC Hills shows +25.6% price momentum, followed in this set by Arjan at +14.5%, Dubai Sports City at +13.9% and Business Bay at +12.5%. The measure compares median registered price per sqft in the latest 12 months with the preceding 12 months.
This is observed area movement, not a forecast. Changes in the mix of villas, apartments, off-plan registrations and completed units can move the median even when a particular building behaves differently.
Future supply changes the meaning of today's numbers
Dubai South has 31,740 registered pipeline units, the largest figure in this group. JVC follows with 27,894 and Business Bay with 18,596. Large pipelines can support long-term growth, but they can also create rental and resale competition if many units complete together.
Pipeline counts describe registered projects at different completion stages. They do not say that every unit will reach the market on schedule.
How to use this market pulse
- Shortlist an area using yield, momentum, liquidity and supply together.
- Move to the building level and compare recent registered transactions with the current asking price.
- Model net yield after service charges, vacancy, maintenance and financing instead of relying on the area gross-yield figure.
Questions the area data cannot answer
- Does the same price movement hold for the exact building, bedroom count and unit size?
- When are the competing pipeline units expected to complete?
- What are the actual service charges, condition, view and achievable rent for the unit?
Method and limitations
- Sales are filtered registered transactions with implausible values and non-sale procedures excluded.
- Ejari figures use eligible single-property contracts; multi-property rows are excluded from unit-rent evidence.
- Indicative gross yield divides area median rent per sqft by area median sale price per sqft. It is not a net property return.
