How to prepare for rent renewal negotiations in Dubai

Prepare three things before replying: a relevant rent comparison, the official index result for your contract, and the full cost of your alternative. They answer different questions.

Separate market rent from the renewal rules

“Is this rent competitive?” and “Is this increase permitted?” are different questions. Rent Check compares a proposed rent with registered Ejari evidence. It does not determine the legally permitted increase or replace the official process.

Use the DLD Rental Index for the official check. The service asks for contract and property details, including expiry date and current annual rent. Save the result with the date and inputs used. If the notice, contract or result needs interpretation, clarify it with DLD or the relevant dispute service before relying on a conclusion.

Build a comparison that fits your apartment

Write down your building, bedroom count, size, current annual rent and proposed annual rent. Add furnishing, condition, payment schedule and included services. Compare recent contracts for similar apartments in the same project before widening to the surrounding community.

Keep new contracts and renewals distinct where the data allows: an existing tenant's terms are not automatically available to someone moving in. Compare annual amounts over equivalent periods. Check the evidence dates and sample size. Listing prices describe what owners ask; registered contracts describe agreed rental evidence. Neither guarantees the price of your next contract. Compare renewing with the full cost of moving

For the same period, compare rent plus non-refundable costs and any difference in utilities or services. Include moving, applicable agency and setup costs, overlap between homes, and contract-specific exit costs. Confirm the items and amounts rather than assuming a standard fee.

Keep refundable deposits separate from expenditure. They affect the cash you need, even when you expect them back. Also consider commuting, disruption and the payment schedule; a cheaper annual price may still require more cash upfront.

A worked example with hypothetical amounts

This is an invented comparison, not current rental data. Assume all other costs are equal. Renewal is AED 105,000 for a year. Another apartment costs AED 95,000 plus AED 7,000 in non-refundable moving and setup costs. Its comparison cost is AED 102,000, so the first-year saving is AED 3,000, not the AED 10,000 rent difference.

If the new home also needs an AED 5,000 refundable deposit, the total funds required across that first year become AED 107,000 before refunds from your previous home. That is a cash requirement, not an extra permanent cost or necessarily a single upfront payment. The example excludes differing utilities and exit charges; include them if they apply.

Bring a specific question to the discussion

Explain the proposed rent, relevant comparisons and what you want clarified. For example: “I would like to renew. Could we review the proposed annual rent against these recent comparable contracts and confirm the payment schedule and all charges?”

Keep your market comparison separate from any question about the official index or notice. Ask for final agreed terms in writing. A market comparison is support for a conversation, not a guarantee of a reduction or a substitute for the contract process.
